The Home That Pays You Back
Stop paying rent. Start building wealth. The 4-3-2-1 House Hacking Playbook shows how one smart purchase can turn into a 10-unit portfolio your tenants help you build.
*Potential for eligible owner-occupants. Depends on your lender, credit, savings and the property. Not guaranteed.

The big idea
Buy a building with 2 to 4 homes in it. Live in one. Rent out the rest. Repeat until you own 10 units.
4 + 3 + 2 + 1 = 10 units
The 4-3-2-1 roadmap
A step-by-step path to a 10-unit portfolio, one property at a time.
Stage 1 · Fourplex
Live in 1 unit, rent 3
Move into one unit and let the other three help cover your mortgage.
Stage 2 · Triplex
Move after 1–2 years
Live in one unit and rent the other two. Six rental units now working for you.
Stage 3 · Duplex
Rent 8 units total
Live in one side, rent the other, and keep growing your portfolio.
Stage 4 · Single-family
Move into your long-term home
Own 10 units and rent out 9, while finally living in the home you keep.
Each purchase must be a real primary residence, and you must qualify again for each loan.

Common questions
“Is 3.5% down guaranteed?”
No. Some loans, like FHA, allow as little as 3.5% down on a fourplex, but the lender must approve you and the property must qualify.
“Do I really have to live there?”
Yes. Each purchase must be your primary residence, for at least a year, per your loan’s occupancy terms.
“Do I have to be a first-time buyer?”
No, not for the standard programs in the playbook. Some down payment assistance programs have first-time-buyer or income limits.
Your first door is closer than you think.
